RE: nautilus cove panama city beach
Nov 10. 2011

A few updated comments.

1) That suit of mine against both the condo and Waterstone is over. About 5 months ago I settled the part against the condo and NCC paid me $7,000 to cover my legal costs. In Fla. you have a loser pays all system with condo suits. NCC settled two weeks before trial, later inquiries found that the total expended by the BOD on this was just under $11,000. The suit ran about two days under 3 years with about 9 months of my complaints about rentals before I filed. The part against Waterstone I settled a year before NCC threw in the towel.

2) Concord Management has to go. Historically it did about a C- job of running the place. I would rate it about a C right now but I continue to hear from Owners and renters that the office is often closed when it should be open, the phone is not answered and co-operation with residents is not particularly good.

3) The BOD has 2 Owners elected and one appointed by the Developer. I had hoped when we had the 'turnover' election a year ago (when the Developer turned the condo over to be run by Owners) that our Owner controlled Board would actually 'do something'. This was not the case. One of our Owners seems to be in the bag with the Developer and the single Owner who wants to do something has been cut out of decisions. This Owner was drafted into the position at the 1/29/11 AGM, I and the other mentioned Owner were set to be on the BOD - only the 2 of us ran for the posts so there would have been no election - I had to opt out literally at the last minute as my civil suit was still ongoing and had I taken the post I would have been in the silly position of being a member of the Board I was suing. So I passed on being on the Board and another Owner was chosen to serve.

Of course there are some people who 'like' NCC. But they are mostly those who have purchased at the drastic knock down prices that the banks and mortgage companies are selling their units for, this is about 50% (+/-) what we paid before the realty bubble burst.

My 3/2 cost 165,900 and the one upstairs of me went for half that 4 months ago.

I have had my blog site: http://nautiluscondosrules.blogspot.com/ since 12/07, you can find lots of information on it. If you want to see what our condo will probably look like five years from now you should take a look at our 'sister' condo of Stone Harbor, also in PCB and also mis-managed by Concord Management Ltd.

Hi,
We were looking at buying a condo in this complex but am afraid of all the negative I am seeing. It appeared to be a very nice complex but ... Any feed back please would be appreciated.

Thank you,
Barbara

Me too! When I bought my documents said that there would be no rentals. My mortgage payment is 1244.00 per month with quartly dues. The people who rent there only pay 700.00- 800.00 per month. I'm pissed to say the least and will get out as soon as I can.

As the sister of a new owner I must say that Nautilus is a clean and quiet place to be. My brother looked at many condo complexes on the beach and none seemed to be as diligent with the rules and expectations so he chose this complex. I do realize that it is easier to complain than it is to compliment though and not everything will be perfect all the time. I don't "get" why owners want to degrade their own property though just because they think they have an issue.

Fairly certain that if you had to leave property in an emergency and the gate would not open, you could either push down one of the gate panels, or drive through the gate with your vehicle.

Apparently if you leave your kids bikes out for one night because they are wet from rain it is terrible, but they can leave garbage overflowing at the dumpsters and when the power goes out the gates do not open leaving everyone to be late to work not to wonder what would happen in the event of an emergency.

WE LIVE IN iNDIANA AND WERE LOOKING TO PURCHASE A UNIT IN NAUTILUS COVE AS A SECOND HOME AND EVENTUALLY TO RETIRE THERE. IT SEEMED LIKE A GREAT PRICE AND A GREAT LOCATION. BUT AFTER READING THESE COMMENTS WE ARE LOOKING ELSEWHERE. UNTIL POSITIVE POSTS START APPEARING (I KNOW THERE HAS TO BE SOMEONE WHO LIKES IT THERE) I THINK YOU GUYS ARE GOING TO LOSE MORE AND MORE VALUE ON YOUR UNITS. GOOD LUCK!
