Sick and Tired of Losing Money?

IT seems that there are a lot of people excited about the market and sometimes buyers want to venture out on their own to purchase property whether it be by auction or a regular sale. There are some rather convincing reasons to use a Realtor to help you wade through fact and fiction and what is really a deal and what is just great marketing. To help you make that decision to use a” Realtor or not” let me give you some good motivation.

  1. A Realtor can help you determine what property would best serve your personal needs whether it be a straight investment or just a home for your family.
  2. A Realtor is more able to negotiate the price of a home on your behalf given that she knows the values of the local market. She also will make sure that you are pre-qualified so you will actually be looking at properties that will work for your unique situation. In addition, often times, a Realtor is better equipped and more experienced in negotiating real estate transactions.
  3. Home buyers almost never pay a commission to the Realtor therefore you get professional guidance and advice and a better deal on your new home with no cost to you. The only time a buyer would pay a Realtor commission is when agreed upon in advance, but in almost every case, the real estate commission is paid by the seller. Keep in mind ESPECIALLY when it comes to auctions YOU DO NOT GET a break by not using your Realtor. Your buyers premium is 10% whether you use a Realtor or not. Make sure you give them a call before you attend an auction and use their wisdom of the market and the property. For example, at the Island Reserve auction last Saturday, there were several examples of a little good timing and some sound advice saved in excess of $20,000.
  4. This is a big one and I have seen the sad results of this one from friends. It is important especially if you are not from the area to have a local Realtor who is familiar with the neighborhood that would best suit your needs as a buyer.

So basically a knowledgeable Realtor can actually save you a dollar or two and besides give them a call because if they are doing it they love what they do and they get so excited to share it with you!!! I actually wrote this because I got a really sweet call from one of our viewers that was not quite sure if it would cost her extra as a buyer for us to help her and I thought I just better clear that up.

We’re not going to beat around the bush here, we’re trying to make a living selling real estate, but we wouldn’t be doing this if it wasn’t what we love. Many times we have turned people away from things and sacrificed commissions because it wasn’t what our buyer was looking for. Great article Karen… most people don’t realize the amount of time and investment that a licensed realtor has put in to be prepared for the time that a prospective client may call. We are trained and have to pass classes and state exams on matters of real estate law as it pertains to Florida. Most people will make less than a handful of real estate purchases in their lifetime. Put a REALTOR to work, it will save you money and make the experience much more gratifying for you. Most of us are real estate investors and with a little guidance, you could be too.

This whole thing is kind of funny. It’s basically an ad. Truthfully, I used a realtor when I bought in PCB and I’m glad I did. But if I lived near the area I may, or may not have. Truth is I personally think they tend to get paid too much. Not in all cases, but in a down market especially the condo hotels where most unit types are identical, most will gravitate towards the lowest priced one. This isn’t rocket science. But local knowledge of various issues is important. Perhaps one building is mangeaged worse than another of equal value, or perhaps one brings in more revenue or has a better reputation, and/or resale value. But in terms of actual investments such as which will appreciate the highest, or when, I think that for the most part it’s anybody’s guess. Currently I think cash flow/purchase price is an important factor and if you got that right, the downside will in all probability be modest. I get paid by the hour, and perhaps I’m jealous, I wonder what an average realtor makes on an hourly basis.

Thanks for writing in but I think you will be happy to know that Realtors that work hard do not make any more than anyone else that works hard. We are self employed so before I even put a dime in my pocket I have to pay for my advertisements, assistant, office space, supplies, continueing education…. so you see the bottom line is not that fat. I sell mostly just normal houses to normal people and thankfully I really love it because sometimes we go for months without any money at all!!! I know it may seem that a Realtor gets a big chunk of money but by the time it gets to her it is a decent income but Gloria Vanderbiult living it is not. I am very grateful that I have really enjoyed being a Realtor and I know many others that love it too and love being of service. Another thing that you may not know is that Realtors have been some of the hardest hit by the economy and many of us are doing more for less and that is okay because we are all called to make sacrifices. Many of my Realtor friends have left the business or are working second jobs just to keep bread on the table. There are times I am sure they wish they had an hourly job but for whatever reason most of us do it because we just plain love it. Again, thanks for your insight and glad you wrote and I will leave you with my tag line that I live by, “The only people we have to get even with are those that have helped us” My list is long and I hope yours is too.
